LEASE-ONLY SERVICE (No Ongoing Management)

Fee: One full month’s rent

We handle the full leasing process and deliver a fully screened, approved tenant with a completed lease.

• Full marketing & syndication (MLS, Zillow, Realtor.com, Apartments.com, Craigslist, Facebook Marketplace, local groups, etc.)
• Automated showing scheduling through ShowMojo
• Market rent analysis
• Photography (Optional professional photography recommended)
• Comprehensive tenant screening (credit, criminal, eviction, income, rental history)
• Attorney-prepared lease
• Move-in inspection with photo report (zInspector)
• Utility coordination
• Tenant and Landlord Introduction Email
• PetScreening for all pets, service animals, and ESA verification

This option is for owners who want help finding a quality tenant but prefer to self-manage. We must know upfront if this is the chosen service so we list and market the property correctly.

FULL MANAGEMENT SERVICES

Includes everything in the Lease-Only package plus monthly management.

Leasing Fee (Managed Only): 50% of one month’s rent (minimum $1,000)
Management Fee: 8% monthly (minimum $100)
Reserve: $500

No management fee is charged while the property is vacant.

• Premium is billed back to the owner as a repair cost

• Tenant typically pays the warranty service copay
• Helps minimize unexpected out-of-pocket repair expenses (Optional but recommended.)

Tenant Liability Insurance:
Tenants are automatically enrolled in AppFolio’s FolioGuard liability policy unless they upload a compliant policy.

LEASE RENEWALS (Managed or Lease-Only)

Fee: $250
Includes lease review, rent analysis (upon request), tenant communication, and attorney-prepared renewal.
